As some of you know, I've been shopping around for a house.  Well, the lady and I put in an offer yesterday.  It got signed and accepted today.  We now own a house!  Just waiting for all the closing stuffs (~30 days) then I get to do some minor improvements and move all of our junk (Woohoo!)  Anyways, it's a double lot that's got some nice trees on it and as a plus, no neighbors across the street since the river is there!

Hey man, not that kind of carpet.  No, sir.

Anyways, the original hardwood is under the carpet just don't know if I'll have the time/money to sand and finish it all before moving in.

ALSO - Pretend I too said something about floors with a bit of sexual innuendo thrown in. I can't think of anything right now ('Hardwood under the carpet' was pretty damn good!). Wink

Something just occurred to me, Nightmare.

AWOOGA! AWOOGA! ALARM BELLS! BEFORE YOU SIGN & CLOSE THE DEAL...

Those trees on your lawn are FUCKING MASSIVE. Has a surveyor checked that the tree roots aren't slowly chewing through the building's foundations? (The one on the right is VERY close to a main wall.)

I would strongly suggest getting that checked out before the 30-day finalisation happens! Especially when you consider that the house is on a river bank. If the trees crush the foundations, then the whole thing could slide into the river.



EDIT: I'm not trying to be a cunt and rain on your parade here. I'm trying to be a good pal who would point out the things that an Estate-agent/Realtor would hide until they got their $ commission on the deal, and then leave you in the lurch.

(Because: If the realtors fuck you over on this contract, that metaphorical 'lurch' could be an actual river for you and your family.)

I've got an inspector coming out on Monday (holy shit they're expensive) to check everything out, as well as the appraiser and home insurance guy.  There's no worries about it sliding into the river.  The house would have to cross the street and then about 50 more feet to go over the bank.   Razz

If anything is wrong with the property after the inspection (if something is wrong that wasn't disclosed) and the appraisal (if it doesn't appraise at what I offered), then I have the right to back out of the deal if I so choose.

The real estate agent wasn't much of a help.  I literally did their job for them.  Searched all the houses for sale in the area, pulled out the ones I liked, give the agent the list.  All they had to do was call a central agency to set up a viewing and go over the contract with us for the most part.  Good thing I'm not paying the agent (it's coming out of the seller agent's commission), because they wouldn't be getting much.
